New Wet Utilities Project “NOBE II” Awarded to W.B. Hopke in North Bethesda, MD

A new project has begun on Rockville Pike located approximately one block from the North Bethesda Metrorail Station in Bethesda, MD. The project, known as NOBE II, will consist of several phases with the first phase to include one single-story retail building (Building A) containing up to 7,500 square feet of commercial and retail uses. Following will be a 7-story, 285,000 square feet, multi-family residential building containing 280 dwelling units (Building B). The NOBE II property is bounded by Rockville Pike to the east, Woodglen Drive to the west, Nicholson Lane to the north and Executive Blvd to the south. The additional development will be further north in Bethesda with residential units, retail, a public plaza near transit and other successfully redeveloped areas.

The project was awarded to Hopke on December 8, 2025, and they are already on site. As a subcontractor to general contractor Davis Construction, Hopke’s estimator, Charlie McClellan stated, “We will be responsible for the sanitary, storm, water and drainage installations at the project site and this project will be split into several different phases.”
He continued, “For the sanitary, we are scheduled to install about 400+ linear feet of 8″ sanitary lines and 9 48″ sanitary manholes which will be installed about 8-10 feet deep. For the storm work we will install 3 large precast StormTrap detention vaults, 1200 linear feet of storm piping ranging from 6″ PVC to 21″ RCP, 3 48″ flow splitters, 1 96′ Manhole, 27 12″ Nyloplast drain basins, and 11 48″ storm structures at a depth of 6-14 feet deep.”
The project will include 400+ linear feet of 12″ and 6″ DIP water line. Drainage at the property will include gravel and piping for multiple bio retention areas.
