Hyattsville Canvas Apartments in Hyattsville, MD Due to begin in Fall 2022

The Hyattsville Canvas Apartments (formerly Armory Apartments), located in the 5300 block of Baltimore Avenue (Route 1) in downtown Hyattsville, Maryland, are slated to be a 315,000 square foot, mixed-use apartment complex situated two miles for the DC border next to the historic Armory building and across the street from Busboys and Poets.

Appropriately named because of its proximity to the Hyattsville Arts District, the project provides for 285 new apartments, 30,000 square feet of retail space and a 680-car parking garage. The objective to turn vacant parking lots into a walkable gallery space with murals and a gathering place called Polka Dot Park came to fruition on November 5, 2018 and was approved by the M-NCPPC Planning Board. Construction began in June 2022 and the project is to be completed by 2024.

In June 2022, W.B. Hopke was awarded the wet utilities project which includes providing installation for a complete and functioning sanitary, water and storm system at the Hyattsville Canvas Apartment site. Demolition of the existing building and mass excavation on the project has started but Hopke’s scope is not slated to begin until late 2022 or early 2023. Hopke project manager Davis Steger will oversee all aspects of the project.

Charlie McClellan, Lead Estimator

Charlie McClellan, lead estimator with Hopke for 18 years, secured the award and provided his insight and details about the project. “There is an Old Castle Perk Filter (a water treatment device). This system is approximately 25′ deep and we had numerous conversations with the GC on how this was to be excavated and shored due to the depths. The storm running down Jefferson Street is the tricky item on this job. It ranges about 20′ deep and will require careful, methodical installation to avoid existing utilities. I believe our relationship with Davis Construction and numerous conversations on how the sequence of work was to take place helped us win the job,” said Charlie. “The sanitary and water are on Rt1 of this site and are deep items but will still be difficult due to the fact Rt1 (Baltimore Ave) is a very busy road through College Park, MD.”

The project includes 2 sanitary laterals on Route 1 and Hamilton Street, 1 water lateral on Route 1, and an extensive storm sewer upgrade down Jefferson St. The storm sewer upgrade includes 9 new structures and RCP ranging from 24″ to 36″ diameter with a stormwater management vault attached to the building a PerkFilter treatment vault located on the downstream side of the vault.
